Commercial Pressure Washing

Commercial pressure washing in Tuscaloosa runs on a different clock than a house wash. A storefront on University Boulevard needs its walkway clean before the doors open. A student apartment complex near campus has three hundred breezeways to turn in two weeks of August. A church in Northport wants the entry steps done Saturday evening before Sunday morning. We set the schedule around the property, not the other way around, and we price by the surface so a recurring plan costs the same every quarter.

The work is the same as residential, at scale: soft wash on building exteriors, surface cleaner on flatwork, degreaser on pads, and runoff control everywhere.

Who we work with

Property managers with a portfolio of strip centers and office buildings. Apartment and student housing operators turning units and breezeways between leases. Restaurant owners with a grease-tracked back door and a patio out front. HOAs with a clubhouse, pool deck and miles of white vinyl fence. Churches, daycares, medical offices, car dealerships, self-storage lots. Anyone with concrete and walls that the public sees.

What they have in common is that the dirt is the same dirt on every house in town, algae on the north wall and red clay on the slab, with gum, grease and tire marks added. We quote it the same way, per surface, and we send the invoice to whoever you tell us to.

Storefronts, walkways and entries

The sidewalk in front of a strip center takes gum, spilled drinks, bird droppings, oil from the drive aisle and the green film that grows in the shade of the awning. It gets a surface cleaner, gum removal by hand, and a degreaser at the entries. Awnings, columns, window frames and the brick or EIFS face of the building get a soft wash. Windows are rinsed, not squeegeed. The entry mat comes up and the concrete under it gets done.

We do it before open or after close, and we leave the walk dry enough to walk on. Cones go out while it is wet.

Student housing and apartment turns

The complexes around campus and off McFarland and Skyland turn most of their units in a short window in late summer, and the breezeways, stairwells, balconies and pool decks have to be done in that window too. We run the stairwells and breezeways with a surface cleaner and a wand for the risers, soft wash the building faces where the balconies have streaked them, and clean the pool deck before the furniture goes back. For a game-day rental house near the stadium the job is smaller but the deadline is just as hard.

Property-wide jobs are broken into buildings and scheduled so residents get notice the day before. We also handle clearing the gutters on a multi-building property when the roofline is overflowing onto the walks.

Parking areas and dumpster pads

A dumpster pad is the worst-smelling square of concrete on any property and the one most likely to get a complaint from the health inspector or the neighbor. It gets a hot degreaser, a scrub, and a surface cleaner, and the runoff gets contained and pumped rather than left to find the storm drain. Drive-thru lanes, loading docks and the drip spots in front of each parking space get the same degreaser treatment. The open parking field gets the same surface cleaner we run on driveways, in wider passes.

Parking garages are done level by level after hours with the drains covered. Striping comes out brighter, not dimmer, when the field is clean.

Walkways through a parking lot and the curb line along the storefronts collect the same shaded mildew that a home sidewalk does, and a slip on a wet green curb is the kind of claim a property manager hears about. Those get done on every visit, not just the first one.

After-hours and recurring plans

Retail and restaurant work happens outside business hours, early morning or late night, so there is no wet walk and no noise while customers are present. Office and medical work fits evenings or Saturdays. A recurring plan, quarterly for a strip center or twice a year for an office park, keeps the walks safe and the facade clean without anyone having to think about it, and the price is set at the start for the year. Single-property owners in a single storefront over in Northport get the same options as a portfolio manager with ten addresses. We work Monday through Saturday, 7am to 6pm, and answer quote requests the same day.

Questions we get

Can you work overnight?

Yes. Most retail and restaurant work is done after close or before open. Tell us the window and we schedule inside it.

Do you handle multiple properties under one contract?

Yes. A portfolio gets one plan, one price schedule and one invoice, with each property on its own calendar.

What about the grease at a restaurant back door?

Hot degreaser, a scrub, and a surface cleaner, with the runoff contained and removed instead of sent to the storm drain.

How much notice do residents need?

A day is usually enough for breezeways and walks. For balconies and patios where furniture has to move, two or three days works better.

Do you wash the building itself or just the concrete?

Both. Brick, EIFS, metal panel and painted block all get a soft wash, and the walks, pads and parking get the surface cleaner. The quote lists each surface on its own line.

Insurance and runoff rules

Ask for whatever paperwork your property or your corporate office requires before a vendor goes on site, and we send it with the quote. For the runoff, commercial wash water with detergent, degreaser or grease in it cannot go into a storm inlet; it has to be contained, filtered or sent to a sanitary drain. We cover the inlets, berm the pad and vacuum or pump what needs removing. Every job is priced in writing before we start, by the surface and its size, from a photo or a quick walk-around. On a large property that walk-around is how we build the plan, and the plan shows which surfaces get which method.
